Dubai apartments for rental income — selected by real occupancy

Every day we see which buildings, layouts and views rent best. So we don't offer everything from every developer — only apartments we would take into management ourselves.

An agent earns on the deal. We earn on how your apartment rents for years to come.

Stellium manages short-term rental of 50+ apartments in Dubai. We have what a broker doesn't: real occupancy, nightly rates and guest reviews for specific buildings. We use this data when selecting a property for an investor.

After the purchase there's no need to find a designer, contractors and a management company: our own team furnishes the apartment and launches it for rent. From choosing the property to the first guest — one team and one chat.

How we select apartments

A property makes it into our shortlist only if it passes all five checks. We filter out most developer offers.

  1. 01

Real income, not a developer forecast

We calculate from the occupancy and nightly rates of comparable apartments in the same building or area — from our own portfolio and platform data.

  2. 02

Short-term rental is allowed and in demand

We check building rules and guest demand: some buildings restrict short-term rental or are already oversupplied.

  3. 03

A layout and view that rent

Guests choose by photos: the view, balcony, light and a practical layout directly drive the nightly rate and occupancy.

  4. 04

    A reliable developer and timeline

For off-plan we review the developer's track record, actual handover dates of past projects and the payment plan.

  5. 05

    The full cost of entry

Price, 4% DLD fee, registration, building service charge and furnishing — we show everything before you decide, not after.

Off-plan

Lower entry price, developer payment plan

New projects from developers we have direct agreements with. For buyers who can wait for handover in exchange for a better price.

  • we inspect the unit at handover together with you
  • after handover — design, furnishing and launch

Income 2–3 weeks after purchase

For buyers who want cash flow right away.

  • the building's real rental history is visible
  • furnishing and launch in 7–10 days
  • payout by the 20th of every month
For existing owners

Earning less than you were promised?

It happens: a large apartment in a building with weak short-term demand, or a unit bought on a developer's forecast. We have already done this for our owners: we sell such an apartment and, with the same money, select two or three compact units in buildings that rent consistently well for us. Then we furnish them and launch them under our management.

  1. Review of your current apartment: real income and market sale price
  2. Shortlist of 2–3 properties for the same budget, with income estimates from our data
  3. Sale and purchase — we handle both deals and help with a mortgage
  4. Launch of the new apartments for short-term rental by our team

Investors' questions

Can foreigners buy an apartment in Dubai?

Yes. In freehold areas — Dubai Marina, Downtown, Business Bay, Palm Jumeirah, JVC, Creek Harbour and others — foreigners buy property with full ownership, without a local partner or residency.

What costs are there on top of the price?

The Dubai Land Department (DLD) fee of 4% of the price, plus registration fees. For ready properties, an agency commission. After that, the annual building service charge and, for short-term rental, furnishing to DTCM standards. We show every cost in the estimate upfront.

Ready or off-plan — which is better for rental?

A ready apartment starts earning 2–3 weeks after purchase: we furnish it and launch it for rent. Off-plan has a lower entry price and a payment plan, but income only starts after handover. The choice depends on your budget and when you need the income.

Can I get a visa by buying property?

Yes. Buying property worth AED 2 million or more makes you eligible for the 10-year UAE Golden Visa. We'll select a property with this threshold in mind if the visa matters to you.

Why buy through a management company rather than an agent?

An agent earns on the deal. We earn for years by managing your apartment. If a property rents poorly, that's our problem too — so we only offer what we would take into management ourselves.

Do you help with a mortgage?

Yes. We help you choose a bank and get UAE mortgage approval, including for non-residents, and support the deal through DLD registration.

We'll find you an income property

We'll send 3–5 properties to your WhatsApp with income estimates based on real data from comparable apartments. Free and with no obligation.
